How to Prepare Your Lot for New Construction

Whether you're building your dream home in Columbia, a commercial structure in Sumter, or an outbuilding in Lexington, proper site preparation is the foundation of a successful project. Skip a step and you'll pay for it later. Here's the process from raw land to construction-ready.

Step 1: Survey and Planning

Before any equipment touches the ground, you need a property survey to establish boundaries, identify easements, and locate utilities. This information guides every decision that follows — from where to place the structure to how to route drainage.

Step 2: Land Clearing

Remove all trees, brush, stumps, and debris from the building area. This includes a buffer zone around the structure for equipment access, drainage, and landscaping. A clean site is a safe site — and it allows accurate grading work.

Step 3: Grading and Leveling

Once cleared, the site needs to be graded to the proper elevation and slope. This ensures the foundation sits on stable, level ground and that water drains away from the structure. Grading is where precision matters most, especially in South Carolina's clay-heavy soil.

Step 4: Excavation

Dig the foundation, trenches for utilities (water, sewer, electric), and any other below-grade features. The excavation needs to be precise — the right depth, width, and shape for your specific plans.

Step 5: Drainage Installation

Install drainage systems before construction begins. This might include French drains around the foundation, surface grading for runoff, or connection to municipal stormwater systems. Getting drainage right now prevents expensive problems later.

Step 6: Final Prep

Compact the soil, install erosion control measures (silt fencing, straw), and ensure all access roads are in place for construction vehicles. At this point, your site is ready for the builder to take over.
